Tenant fee information
In addition to rent, you may need to pay:
Holding Deposit – 1 Weeks Rent
This reserves a property. It will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and/or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).
Security deposit (Rent under £50,000 per year) – Five weeks’ rent.
This covers damages or defaults on the part of the tenant during the tenancy.
Security deposit (Rent over £50,000 per year) Six weeks’ rent
This covers damages or defaults on the part of the tenant during the tenancy.
Unpaid Rent
You will be charged interest at 3% above the Bank of England Base Rate from your Rent’s due date until the date payment is made. This will not be charged until the rent is more than 14 days late.
Lost keys or other security devices
Tenants must pay to replace any lost keys or other security devices. If it means locks must be changed, the tenant must pay the full cost of a locksmith, new lock and replacement keys. If one of our employees is required to attend and extra costs are incurred, we will charge £15 per hour (inc. VAT) for the time taken.
Variation of contract (Tenant’s request) £50 (inc. VAT) per agreed variation
This covers the costs associated with taking landlord’s instructions as well as the preparation and execution of any legal documents.
INSURANCE
While your landlord will have insurance to cover their property, we advise all tenants to take out their contents insurance and accidental damage insurance.
Change of Sharer (Tenant’s request) £50 (inc VAT) per replacement tenant or any reasonable cost incurred if higher
This covers the costs associated with taking landlord’s instructions, new tenant referencing and Right-to-rent checks, deposit registration as well as the preparation and execution of new legal documents.
Tenancy Administration charge for early termination (Tenant’s request)
If you want to leave your contract early, you must pay the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy
Non AST’s signed on or after 1st June 2019
For any individual tenant not renting a property under an Assured Shorthold Tenancy the following charges are also payable:
Tenancy Administration charge £300 (inc. VAT) per tenancy
Reference charge £50 (inc. VAT) per tenant or guarantor
We will charge for each full set of references requested, gathered and reviewed for each person on the tenancy, including but not limited to employment, previous landlord, credit checks and identification. This will be carried out by an independent referencing company who will provide a recommendation to your landlord regarding your suitability as tenants.
Check-in/out charge
The check-out report enables the adjudicator to identify any deterioration in the condition of the property during the tenancy. Prices depend upon the size of the property and whether it is furnished or unfurnished. Prices range between £122-£278 (inc. VAT) for a 1 to 5-bedroom property, with an additional fee of £24 per room (inc. VAT).

Lettings and Management 15% plus VAT (18% inc Vat)
Berkshire Hathaway HomeServices London will be your tenant’s point of contact throughout the tenancy on your behalf.
Lettings and Rent Collection 11% plus VAT (13.2% inc VAT)
Berkshire Hathaway HomeServices London will collect the rent monthly
Tenancy Agreement
Option 1 – £300 (inc VAT) – To use BHHS London tenancy agreement. BHHS London will draw up a tenancy agreement specific to yourself, your property and your tenant.
Option 2 – £180 (inc VAT) – Landlord provides BHHS London with a tenancy agreement – this cost is for the administration and approval of this agreement
Renewing – £150 (inc VAT) – Prior to the end of the tenancy we will contact tenants and landlords to discuss whether there will be a renewal. If required, we will negotiate and issue a new fixed term tenancy agreement to both parties.
Inventory and Check-in (if required)
The Check-in report provides both an inventory of contents and a schedule of the condition of the property and its contents at the start of the tenancy. Prices can vary on this dependant upon the size of the property and whether it is furnished or un-furnished. For 1 to 5 bedroom property prices range between £122-£278 (inc VAT). There is an additional fee of £24 (inc VAT) per room.

• Gas Safety Certificate – £120 inc VAT
• EPC Certificate – £150 inc VAT

• Cleaning – for Studio to 5 bedrooms – Prices range between £264 – £624 inc VAT
• Smoke Alarm and Carbon Monoxide Alarm Fitting and Testing – £122.40 inc VAT to £229.20 inc VAT dependent on alarms required and batteries or mains operated.
